The listing was located in Lower Mary Hill, which is our specialty subarea! Much like Burke Mountain, we are well of the target market and people that wanted to be in the area. We sold 5 homes in the area within a 90 day span, and knew how to market to the buyers.

 

THE MARKETING AND SALES… Our MLS Platinum Plus Program

At the time, we had 5 other homes within 3 blocks that were active and competing against our seller’s property. With such a saturated area, we knew we really had to blow every one away. Marketing is essential to getting people in the door, so we had professional real estate photography by the best in the business, a virtual tour, professional measurements, custom 4 page full colour feature sheets (booklet style), a neighbourhood infographic, and a 1-800 number for 24 hour service. We also went old-fashioned by cold calling and door knocking. We door knocked 100 homes in the area in case friends or family were interested in moving to the neighbourhood. We called our network that had been interested in our previous Lower Mary Hill homes, and reached out to realtors that had clients that bought or sold in the area recently. By using all of the strategies in our MLS Platinum Plus Program, we really gave this home the works, and it paid off!

A RECORD: The highest sale of any 2 storey size-comparable home in the subarea. 100+ people through the open house. 4 offers, sold $142,000 above asking price subject free. We sold for $80,000 above the neighbour’s house, which was a recent comparable property with the same floor plan.
